SDS-CAD – Who are we?

Hi, I am John Davidson, Owner of SDS-CAD, I threw this picture in so that you could get an idea of who you are dealing with at SDS-CAD. We are a family business and I am just a regular hard working guy. Not some internet, no name, no face company. I have been drawing residential architecture plans for over 25 years.

Each newsletter will have articles, plan specials, as well as a free plan to download. We will try to give you useful information and things that you can use. Our house of the month is a home we just finished up for a contractor that is going to build it for his parents to use as a retirement home. Check it out with the links below. It would make a great spec home or nice family home.

Garage Plan of the Month #79 SDS g434 28′ x 38′ x 12′

We have just finished another garage plan. Here are the initial details from the custom order

• 28′x28′ garage

• 1 – 10′x12′ garage door centered
  
  
• 2 - 3′ man doors – 1 on each side of garage 8′ from rear wall ( I think that my drawing shows it 8′ centered, but I would like the edge 8′ from back wall)
  
  
• 1 – 3′ man door on front wall near garage door, I would like minimum required space between garage door and man door, while allowing for electrical switches
  
• 1 – 3′ window in garage rear wall
  
  
• 1 – 3′ window in attic gable end

Back Yard Plan of the Month – Pool House Plans

Pool house or small backyard building is 20′ x 16′ with a 20′ x 4′ porch to make the whole structure 20′ x 20′ It has a small garage door on the left side to allow it to be used as a storage building for your lawnmower or garden tools.

5 Steps to a clean garage or workshop

You park your car in the driveway and you still have to work on your projects in the back yard. If you don’t use your garage for its designed purpose, why not turn it into a tidy workshop?

Here are five steps to turn your garage in a perfect small home workshop:

1) Create your own workbench from an old door, some saw horses or scrap wood.

2) Mount a pegboard on the wall to store your tools. It would be a great idea to mount it above your workbench. Strategically place pegs according to the type of tools you will be placing on the board. After hanging your tools, trace around them with a marker so you will know where each one goes.

3) Use old jars for holding nails, nuts, bolts and screws.

4) Make a storage box for the rags because they tend to accumulate in the working area.

5) Use a small tackle box for transporting items such as screws and nails as you move around the shop.

A Garage Addition

Does your older child need a little more liberty? Do you work from home or maybe you just feel that you need another room for a special project that you want to start? Then the solution is to construct a new addition to your garage.

By making an addition to your garage you can add to the living space in your house, no matter what type of garage you own: detached or attached to the house. The space above the garage can be converted into a private living space for your older child, guests or a live-in parent.

You can convert your garage into your home office. You could very well find here the peace and quiet needed for your work. Also, the new addition can be converted into a music studio if you put some simple sound proofing measures into place.

In order to start planning for your garage addition, first prepare a budget and then hire a professional because this is a complex project. We have a several garage apartment plans or plans with lofts or we can custom design plans to help you with the construction process.

I had purchased a customized plan from you back in March. They worked great! Our city planning/permitting really liked them and it helped the process go smoothly. Attached is a picture of the little shop we built with your plans.

Here are the original specs on the plans

1. 16×20, 8 foot from finished floor to bottom of joists
2. standard exterior double doors instead of garage door on 16? side
3. Site consideration – 1 foot of elevation change on the site from the highest corner to the lowest corner (diagonally)
4. footing & stem wall (load bearing 1500 lb/sq ft) – 12? wide x 6? high
5. 2×6 treated mudsill bolted to top of stem wall. 2×4 bottom plate secured to 2×6 mudsill.
6. (2) 3×3 windows up high (just enough room for a header between window & top plate) on each of the long 20 ft sides and (1) 3×3 window in back also high – all (5) windows spaced evenly
7. 2×4 construction walls
8. no trusses – rafters and joists with storage but no occupancy above the joists (storage for future plan)
9. 10:12 slope roof
10. eaves with rake ends and fascia – 2×6 fascia
11. composite roof
12. hardiplank 6 1/4?

It makes a beautiful cabin that can overlook a lake or valley. Do what you want in the unfinished basement. It has 2 bedrooms and 1 bath on the main floor and a full porch on 2 sides.
